Vice President | Acquisitions (Investment Manager)

Location: Charlotte, NC, Boston, MA, or New York, NY

 

Red Stone Equity Partners, a high quality financial services company, is a fast growing firm specializing in low-income housing tax credit (LIHTC) investments. The Investment Manager will be part of the acquisitions group, responsible for leading the underwriting and closing of the Company’s LIHTC equity investments.

Primary Responsibilities:

  • Complete financial modeling of low-income housing tax credit investment partnerships, taking into account financial structure and pricing, sources and uses of construction, detailed underwriting analysis of the real estate market, rents and expenses, tax concepts, and stress scenarios;
  • Preparing and/or reviewing Letters of Intent for issuance to developers;
  • Prepare deal packages for consideration by Credit and Investment Committee;
  • Underwriting multifamily developments financed with affordable housing tax credits;
  • Preparing the detailed investment summary narratives and present tax credit investments to RSE’s investment committee with the ability to outline transaction merits, key risks and mitigants, the transaction structure, the real estate market and pricing;
  • Reviewing and negotiate the partnership agreement and other legal documents;
  • Reviewing due diligence, and ensure other members of the deal team are addressing their assigned responsibilities;
  • Bringing resolution to tax issues, and coordinate with outside counsel
  • Assisting the Investor Relations department with obtaining answers to investors’ or third party due diligence providers’ questions and provide assistance throughout the sales process;
  • Conducting real estate site visits with Developer or Investor partners;
  • Closing of tax credit invesments, working with internal team members to collect and review due diligence, and coordinate third party report collection and be responsible for the review or facilitating the sastisfactory review of the reports;
  • Coordination of project closings with attorneys, accountants, developers and third party consultants;
  • Supporting teams with special projects as needed;
  • Establishing and/or help to maintain good working relationships with our LIHTC developers

Job Qualifications and Competencies:

  • Bachelor’s degree in Finance, Accounting, Real Estate or Urban Planning or related field.
  • Minimum two years of directly related experience in affordable housing development or finance; preferable with real estate underwriting.
  • Knowledge of real estate terminology and concepts preferred; basic knowledge of LIHTC and/or community development lending a plus.
  • Strong financial and analytical skills, relationship management skills and writing skills.
  • Outstanding analytic and organizational skills, a high degree of intellectual curiosity.
  • Ability to balance competing priorities and tight deadlines with limitied ovesight.

Red Stone-managed investment funds acquire interests in affordable multifamily housing apartment communities throughout the United States.

What you’ll do:

The Vice President | Underwriting will report to the Chief Credit Officer and will be responsible for the initial underwriting of prospective real estate investments including a thorough market analysis, a determination of achievable rents, and the establishment of pro-forma expenses.

  • Coordinate ordering a Market Study from Red Stone’s approved list of market study providers.
  • Complete a detailed review of the Market Study. Coordinate with Acquisitions (deal team) on comments/corrections, and follow-up with the third party provider to ensure all comments and questions are resolved in the final report.
  • If deemed necessary, conduct an underwriting site visit prior to the Credit Committee meeting to evaluate the specific site location and/or property, if existing real estate, and visit tax credit and market rate comparable properties.
  • Complete the revenue/rent and operating expense analysis based on key due diligence such as the market study, appraisal, rent rolls, comparable data, utility allowances, loan documents, tax credit application, etc.
  • Review all documents related to resident social services (e.g. contracts, budgets, etc.) in order to provide a cohesive narrative regarding the on and off-budget service expense and contracts.
  • Communicate with Acquisitions (deal team) regarding questions developed during the underwriting process, ensuring that all questions are resolved in a timely and appropriate manner.
  • Communicate with the Chief Credit Officer regarding any material questions or concerns developed through the underwriting process.
  • Participate in internal committee meetings as needed.
  • Participate in transition/hand-off meetings with Portfolio Management.
  • Participate in annual review of the Red Stone stabilized operating portfolio, providing insight on potential areas of concern that could influence current underwriting standards.
  • Coordinate with Acquisitions on any underwriting post-closing follow-up.

What we’re looking for:

  • BS in Finance, Accounting or other related field; CPA or CFA a plus;
  • Extensive technical knowledge of multifamily real estate underwriting, accounting and tax issues is required;
  • Familiarity with affordable housing industry;
  • Demonstrable passion for supporting a growth organization; hands-on approach with high integrity and desire to work in a dynamic environment;
  • Excellent financial modeling skills;
  • Collaborative and flexible style, with a strong service focus;
  • Ability to balance competing priorities and tight deadlines;

Here’s what you’ll be doing:

The Administrative & Database Assistant is a dual-role reporting to the Chief Financial Officer, but supporting various members of Red Stone Equity’s management and technology teams.

As part of the Administrative Assistant role, your responsibilities will include:

  • Arranging all aspects of travel and completing monthly expense reports using ‘Concur’ for members of the management team in the Charlotte and San Diego offices
  • Coordinating members of the management team’s calendar and Microsoft Outlook contacts
  • Assisting the Charlotte office with general clerical duties such as ordering supplies, scheduling office maintenance, maintaining incoming and outgoing mail, and monitoring visitors
  • Coordinating and assisting with developer and investor entertainment by scheduling travel, hotel accommodations, leisure activities and reservations
  • Providing assistance to the Southeast and West acquisitions teams with conference registration, preparing informational packets when needed, and various tasks

As part of the Database Assistant role, your responsibilities will include:

  • Becoming proficient in the company’s data software systems in order to assist the technology team with data uploads and reporting
  • Assisting the Portfolio Management group by preparing, organizing and uploading all financial quarterly reports to our Investor Portal
  • Maintaining general email boxes and uploading/downloading files from cloud-based systems

What we’re looking for:

  • Bachelor’s degree
  • Minimum two years of directly related experience
  • Ability to multi-task and balance competing priorities
  • Professional demeanor with the ability to interact across various levels of the organization
  • Experience with Microsoft Outlook, Word and Excel
